How much it could cost to rent in Austin based on the neighborhood

Trying to move neighborhoods? We looked at 15 different neighborhoods around Austin to compare cost of rent to the local average.

Rental costs in the Capital City have been falling for over a year, decreasing by about 6%-10% year-over-year.

In fact, Austin ranked as the top rental market in the US for 2024 — and the top rental market for college graduates — according to studies from Realtor.com. The reasoning? A healthy rent-to-income ratio, low unemployment rate, and rental availability.

Compared to other large US cities, Austin also offers a decent bang for your buck in terms of space. According to a study from RentCafe, $1,500 per month can get you ~759 sqft of space to call home. That number is the least amount of space you’ll find in Texas, but 30 sqft more than the average American city dweller has.

Here’s the price situation in Austin: the average rent for a one-bedroom apartment is $1,445 per month according to Rent.com, $1,603 per month according to Zumper, $1,436 per month according to Apartments.com, and $1,707 monthly according to RentCafe. We averaged those numbers to come up with a citywide average of $1,548.

To get the rent measurements for each neighborhood, we averaged the averages from those four websites, which used data from the last six months. Without further ado, let’s take a look into the (note: approximate) cost of living in 15 of Austin’s neighborhoods.
