First look inside Luminary: Downtown Austin’s newest luxury condo

Downtown Austin’s newest condominium, Luminary, is poised to break ground by the end of 2025. Its sales center is open now, allowing prospects to view floor plans, see built-out versions of kitchens + bathrooms, preview amenities, and meet staff members.

The 35-story, 280-plus unit building by developer Northland Living will be located on the northwest corner of 14th and Guadalupe Streets, just a short walk from UT Austin, the Texas State Capitol, the SXSW Center, and Waterloo Park.

Before we dive in, let’s look at Luminary’s condos by the numbers:

  • The cost of homes ranges from $499,000 to over $3 million
  • 50% of the condos are listed for under $1 million
  • Unit sizes range from 600 sqft one-bedroom units to 2,700 sqft three-bedroom units

Luminary’s homes are available in 24 different floorplans — providing eight one-bedroom, seven two-bedroom, four three-bedroom, and five penthouse options to choose from.

Each lavish unit will include floor-to-ceiling windows, quartz countertops, hardwood floors, covered balconies, Italian millwork, high-end appliances, and spa-inspired bathrooms with frameless shower doors. Plus, buyers will be able to customize the homes by selecting one of three finish palettes. Psst — you can also take a peek at the views by floor.

Beyond the units, Luminary’s state-of-the-art amenities will span 24,000 sqft and offer outdoor entertainment, health + fitness facilities, perks for dog owners, and serene relaxation spaces.
